By your registration, you have indicated your ability to purchase, make your earnest money deposit today as required and close on any and all transactions you have entered into. There are no contingencies in this auction, including financing, appraisals nor any post sale inspections, whatsoever.
  2. Property: The property is referred to as: 218 Hurricane Shores Road Scottsville, KY 42164, further referred to as Lot # 8 of Hurricane Shores Subdivision, Barren River Lake Reservoir Scottsville, Kentucky KY., 42164.
  3. Escrow Deposit: Down Payment shall be made by wire transfer (within 24 hours) payable to United Country Heartland Realty & Auction, LLC or by good company or personal check with proper ID or certified funds of ten percent (non-refundable) down with signing of the purchase contract with balance due on or before Friday, May 19, 2023.  A seven percent (7%) buyer’s premium will be added to the final bid to establish the real estate sales and purchase contract selling price.   4.   6. Taxes/Closing Date: Real estate taxes for 2023 will be prorated at closing. Possession upon delivery of general warranty deed at closing, on or before Friday, May 19, 2023.
  7. Closing costs: The seller(s) will pay for deed preparation and deed transfer tax. Purchaser(s) costs will include all attorneys closing fees, recording fees and any lenders fees, where applicable. Real property taxes will be prorated as of closing. Sellers will pay the deed preparation and deed tax stamps. Purchaser(s) will pay for their title opinion if desired.
  8. US Army Corps of Engineer Shoreline Management Plan & Dock Application: Purchasers will contact the local Barren River office and request a personal inspection of the existing dock and make application in the new buyers name. The thirty dollar ($30.00) fee is prorated among the owners and is good for a period of 5 years. Facilities granted under the group permit will not be leased, rented, sublet or otherwise used in the course of any commercial activity by the permittee or agents for any monetary gain.
  9. Insurance: As with any real property, with or without improvements, and as the purchaser(s) will have an equitable interest (escrow deposit) in the property during the contract period, we encourage the purchaser(s) and/or it’s designee to contact your insurance agent and obtain an insurance binder on the property, without delay.
