TERMS & CONDITIONS

A 10% Buyer's Premium will be added to the final bid price of both the real estate and all personal property. The successful purchaser of the real estate shall make a 10% non-refundable down payment on auction day by personal check with proper identification or bank wire transfer. The balance will be due on or before Thursday, September 17, 2026, with possession given at closing. Real estate taxes will be prorated. The real estate is selling As-Is with no contingencies including financing, inspections or appraisal. Personal property sells As-Is, Where-Is. Announcements made on auction day take precedence. There will be a 10% buyers premium added to all personaly property and will include a 6% Kentucky Sales Tax unless the purchaser has a Kentucky resale certificate.
